The office part of Forum Karlín, under construction in Pernerova Street in Prague’s Karlín quarter, has successfully obtained its official building permit. The new building, designed by Ricardo Bofill and the AED project studio, offers a total of 9,500 square metres of modern office premises located within a unique office and social project.

Forum Karlín comprises of two buildings connected by a small courtyard. The covered plaza links the refurbished “Kotlárna” [Boiler manufactory], home to the publishing house Economia, to a new building of eight aboveground floors. The new building maintains the character of the original historical industrial premises while meeting stringent contemporary criteria applied to modern multifunctional premises. The new building offers a total of six floors of top-quality office space located on the third to eighth levels, combining a modern working environment with stunning views of the city skyline.

“The office premises at Forum Karlín enable the flexible utilisation of the available floor area either for an open-space or a traditional office arrangement,” says Ondřej Špalek, Director of Forum Karlín, adding: “Our architects have even thought of modern trends that mean separate floors enable the installation of flexible workspace systems for the ‘new way of working’”.

Forum Karlín also offers tenants 210 underground parking places, a restaurant and a café, while its creators have also provided relaxation and green spaces. In addition to terraces that are adjacent to the office premises, the project also includes a new park that extends over 500 square metres. The park will not only serve people who work in the offices but also the residents of adjacent houses who will have exclusive access to the park.

New users of Forum Karlín can also look forward to other possibilities offered by its unique Karlín location. There is a complete range of amenities – from shops and services such as fitness centres, dry cleaners and footwear repair outlets, through school and preschool institutions, to cafés and restaurants. Forum Karlín is also easily accessible via Prague public transport as it is located near the Prague Metro’s Křižíkova underground station on the B line. It is also accessible by means of several tram and bus lines.

Forum Karlín also includes a multifunctional auditorium (currently under construction) located on the lower floors and designed as a venue for conferences, concerts and other cultural and social events. The auditorium will offer three floors, and its building permit should be issued in May 2014.
